How to Read These Numbers
DSCR (Debt-Service Coverage Ratio)
Net Operating Income divided by the monthly mortgage payment. A ratio of 1.25x or higher is generally considered strong for investment financing. Below 1.0x means the rent does not cover the debt.
Cash-on-Cash Return
Annual cash flow divided by total cash invested (down payment + initial reserves). Measures how efficiently your out-of-pocket capital is working.
Cap Rate
Annual Net Operating Income divided by the purchase price. Useful for comparing properties independent of financing. Does not account for mortgage costs.
Effective Rent
Gross rent reduced by the vacancy rate. A conservative vacancy assumption (8–10%) accounts for turnover, collection loss, and periods between tenants.
Net Operating Income (NOI)
Effective rent minus operating expenses (taxes, insurance, management, maintenance). This is the income available to service the mortgage.
Why the numbers may differ from a lender's
Lenders apply their own guidelines for qualifying rental income (often 75% of gross rent under Fannie Mae), reserves, and debt-to-income ratios. This calculator is a planning tool — not a pre-approval.
